This is an outstanding opportunity for the right therapists to operate independently while benefiting from the strong brand, marketing, and reputation of Monarch Massage Therapy. Instead of traditional employment, we offer a sublease arrangement where you pay a monthly rent for your space. In return, you enjoy the advantages of our prime location, brand, and ongoing advertising efforts.

Ideal Subtenant:
- Valid Oregon license to practice massage (required)
- 2-5+ years of experience as a licensed massage therapist

Monarch Massage Therapy has the answer. First of all, our studio feels good to be in. Your clients will love being here, and so will you. There's lots of natural light, and our location is prime. Everyone knows the Meridian Building at 18th and Willamette!
We offer subleasing in fractional increments that we call "Time Blocks", and this paradigm includes collaborative support while allowing you to maintain independence as your own business owner. This is not an employment opportunity, and we have no interest in becoming your employer. This is a way to become a business owner with low risk, so that you can maintain your own clientele, manage your own scheduling and payments processor, and control your schedule according to your lifestyle and rental budget.
Meanwhile, all independent massage therapists that sublease fractional time blocks enjoy all the benefits of being affiliated with an established massage therapy studio that is located in a prime location and promotes the brand through regular advertising and marketing efforts.
Since the rooms are shared, they are also furnished. We also pay for a commercial laundry service for our own practice, that service is extended as a shared complementary add-on that is offered at no additional charge. If you insist on doing your own laundry, though, by all means we understand! As an independent business owner, those kinds of decisions are completely yours to make.
Through an onboarding process, we also feature therapists prominently on our website and embed their scheduling apps on our website. We might even be interested in collaborating further, such as additional advertising efforts and methods.

Monthly Rental By Weekly Time Block
We understand that massage therapists like flexibility. We make room rental affordable and easy to get started in business. Rent a treatment room according to your schedule, and join a team of independent business owners who seek to make a good living in the world of massage therapy!
Here's how it works:
Each room has a morning time block and an evening time block for every day of the week, so that two therapists can utilize each room each day. Every time block is 6 hours, so there's plenty of time to get a full day's work out of one time block.
Time blocks are recurring on a weekly basis. If you rent Monday mornings, you get every Monday morning throughout the month, regardless of how many Mondays are in a given month. The rental amount is on a monthly basis.
Time Block Increments
Each rental room has 2 available time blocks per day, Monday through Saturday, meaning that every room has a total of 12 weekly time blocks for rent.
Each morning time block is from 8:00 am to 2:00 pm. Each afternoon time block is from 3:00 pm to 9:00 pm.
For example, let's say you want to rent a room for 2 days a week. If you prefer mornings, and if they are available, you could rent Room 2 on Tuesdays from 8:00 am to 2:00 pm, and Room 3 on Wednesdays from 8:00 am to 2:00 pm.
Those time blocks would be yours every week, and you would pay on a monthly basis.
Monthly Rental Prices
$325/month for 1 six-hour time block per week
$600/month for 2 six-hour time blocks per week
$835/Month for 3 six-hour time blocks per week
$1035/Month for 4 six-hour time blocks per week
$1200/Month for 5 six-hour time blocks per week
$1600/Month for full room usage
Daily Average Rental Costs
Rent is charged by the month, and there are 52 sessions per time block per year. On that basis, we can estimate the daily rental cost according to how many weekly time blocks are rented by a subtenant. Each time block is 6 hours, and the costs are as follows:
$75/Day - One Weekly Time Block (paid monthly)
$69.23/Day - Two Weekly Time Blocks (paid monthly)
$64.23/Day - Three Weekly Time Blocks (paid monthly)
$59.71/Day - Four Weekly Time Blocks (paid monthly)
$55.38/Day - Five Weekly Time Blocks (paid monthly)
$61.54/Day - Six Full Days Per Week, Exclusive Room Rental
How Much Money Can You Make?

The cost of each time block varies based on how many time blocks you are renting, but the average daily cost of a time block is about $61 per day, or $10.25 per hour (see Average Daily Cost for more specific numbers).
If you were to block out 30 minutes between each massage, you might realistically perform 4 hours of massage per day.
But let's assume your average session is 72 minutes, and you see three clients per day. That's 3.6 hours of massage per day.
Let's also theorize that a typical massage therapist charges $100 per hour, and 75 percent of their clients leave a 20% tip. Let's say the transaction fees are 3%.
Under this hypothetical scenario, you would make $401.58 after transaction fees, and the rental cost might be about $61 (see info about Daily Average Cost), leaving you with a remainder of about $360, or $100 per hour of massage. In essence, the tips would pay the rent!
To put it another way, $401.58 divided by $61 equals 6.58, which translates to a 658% return on investment!
Under this scenario, and renting 3 time blocks with no other expenses factored in, your retained earnings for the year would amount to $53,130.48 for working 3 days a week, seeing just 9 clients a week. Not bad!
A highly-skilled massage therapist charging $110 per hour and providing 3.6 hours of massage everyday for 5 days a week (15 clients per week) might retain about $100,000 per year after rental costs.
These scenarios don't take into account fluctuations in business such as cancellations or fluctuation in market demand. These scenarios also don't account for other possible expenses such as software and apps, massage supplies, and any other possible expense.
But we believe it's certainly plausible, based on the math alone, that a massage therapist working independently at Monarch Massage Therapy could potentially make $100,000 if they are skilled, motivated, and capable of maintaining a professional practice. These financial numbers are hypothetical and based on a series of assumptions that may or may not be true given your circumstances and other considerations.
For some massage therapists, all they want is to work one or two days per week! And our fractional time block paradigm offers that flexibility. It's also a great way to grow into a full-time independent practice while maintaining low overhead and mitigating risk.
Marketing Support
Similar to how franchise-based business models provide marketing support to independent franchise owners, Monarch Massage Therapy aims to provide marketing support to subtenants through their affiliation with the Monarch brand.
Massage therapists that are subtenants at Monarch are independent business owners, not employees or contractors. Monarch Massage Therapy does not control or direct the work, the schedule within your rented time blocks, the payment processors, the pricing, or the accounting practices of any massage therapist. For these reasons, it should be crystal clear that we are not employers, nor do we want that kind of relationship. But we do want everyone to succeed, and we're good at marketing! As an independent business owner, it's completely up to you whether you rely on our brand marketing solely, or endeavor in your own independent marketing.
On that basis, we offer marketing support in the form of signage, graphic design, print advertising, online advertising to our branded website, representation on our website, and SEO optimization of our website. The degree to which we perform marketing and advertising is mostly limited to the Monarch brand, and spending budgets are at the discretion of Monarch Massage Therapy.
Independent massage therapists that want to use the Monarch brand name or logo in their marketing are required to get written permission and approval with every usage.

Monarch Massage Therapy pays for advertising on a continual basis to promote the brand and location, but does not promise to spend any specific amount of money in any given month, or to promote individual therapists in advertising campaigns. With that said, we seek to collaborate on a basis of mutual respect and good will!
