What We Provide
Our goal is to make it as easy as possible for a skilled therapist to step into a professional space and begin seeing clients with minimal setup time and overhead. Your room rental includes:
- Fully furnished treatment room with professional massage table and appropriate décor.
- Utilities and high-speed Wi-Fi included in your monthly rent.
- Laundry service for treatment linens (details outlined in the sublease agreement).
- Shared client waiting area and lobby with clear signage and professional presentation.
- Shared break area / small back-of-house space for therapists.
- Option for website presence on the Monarch Massage Therapy website, subject to alignment with our brand and values.
- Safety features such as panic buttons in each room that notify the business owners and may alert authorities if needed.
You bring your professional skills, your license, and your clients. We provide the physical space, furnishings, and infrastructure so you can focus on hands-on work.
How Room Rentals Work
How Room Rentals Work
Instead of a full-time lease, we use predictable weekly room rental periods (what we call “time blocks”). Each time block is a 6-hour rental period, and you may rent one or more time blocks per week on an ongoing basis.
Available time blocks are typically:
- Morning time block: 8:00 am – 2:00 pm
- Afternoon / evening time block: 3:00 pm – 9:00 pm
- Days offered: Monday through Saturday (subject to availability)
Each treatment room is shared by no more than two massage therapists. You and the other therapist will rent opposite time blocks, so that only one therapist is using the room during any given time block.
You choose which weekly time blocks you wish to rent (for example, “Tuesday mornings” and “Thursday mornings”), and you are responsible for booking your own clients within those blocks. Monarch Massage Therapy does not set your appointment times or control which days or hours you work beyond the simple structure of the rental periods you choose.
We do maintain basic facility rules to protect the premises, uphold safety, and maintain a calm, professional environment. Within those reasonable standards, you are free to run your practice as an independent business.

Room rental is charged as a flat monthly amount based on how many weekly time blocks you choose. Each weekly time block is one 6-hour room rental period.

When you average this over the month, most room rentals work out to roughly $60–$75 per day of room time, including furnishings, utilities, Wi-Fi, laundry, and access to our shared space.
Specific days and times are subject to availability and are finalized in the written sublease agreement.
What It Takes To Cover Rent
Every massage therapist’s business is different, and we do not make guarantees about income. That said, many therapists find that their room rent can be covered with a relatively small number of sessions per week.
As a simple example, if you:
- Charge around $110–$130 per 60-minute session, and
- Rent two weekly time blocks (for example, two mornings each week),
then often 1–2 clients per time block is enough to cover your monthly room rent. Sessions beyond that, after your own other business expenses, become your net income.
This is only a general illustration. Your actual results will depend on:
- The rates you charge and session length you offer.
- How consistently you book clients into your time blocks.
- Your marketing efforts, client retention, and referrals.
- Your other business costs (supplies, software, insurance, taxes, etc.).

Independent Status (Not Employment)
It is very important to us that this arrangement is clear. By subleasing a room from Monarch Massage Therapy, you are operating as an independent business owner, not as an employee, contractor, or agent of Monarch Massage Therapy, LLC.
In practical terms, this means:
- You set your own treatment rates, services, and policies for your clients, consistent with state law and ethical practice.
- You book and manage your own clients, whether they come from your existing clientele, physician referrals, word of mouth, or your own marketing efforts.
- You choose your own business hours within the specific room rental periods (time blocks) that you have reserved.
- You use your own payment processor and business systems to accept and track client payments.
- You are responsible for your own business taxes, licensing, and liability insurance, as required by law.
Monarch Massage Therapy provides the physical space and shared amenities, and we may, at our discretion, choose to feature subtenants on our website or marketing channels. However, we do not direct your clinical judgment, control your business decisions, or guarantee referrals or income.
The formal details of the arrangement, including lease term, facility rules, and other legal terms, are described in a written sublease agreement that we review and sign together before you begin using the space.
Ideal Subtenant & Requirements
We are committed to maintaining a calm, ethical, and professional environment. For that reason, we are selective about who we sublease to. Our ideal subtenant is:
- A licensed massage therapist in good standing with the Oregon Board of Massage Therapists.
- Aligned with our mission and values, including trauma-informed, client-centered care and high ethical standards.
- Experienced in therapeutic or medical massage (for example, myofascial, neuromuscular, lymphatic, prenatal/postpartum, etc.).
- Committed to excellent client communication, punctuality, cleanliness, and professionalism.
- Comfortable operating as an independent business owner and managing their own schedule and clientele.
Minimum requirements include:
- Current Oregon massage license.
- Professional liability insurance naming Monarch Massage Therapy, LLC as an additional insured (details in the sublease agreement).
- Agreement to our facility rules and shared standards for cleanliness, noise, and professional behavior.
